AZPW Maintenance Services
PROFESSIONAL PARKING LOT STRIPING
AZPW Maintenance Services Co., Inc. provides parking lots striping and stenciling professional services to the Houston Metro Area. Your parking lot is one of the first things customers notice when visiting your facility. The crisp contrast of a newly striped lot is attractive to your visitors and is a good indication that the property owner has pride in ownership. In a sense, it’s the face customers see first.
STRIPING AND TRAFFIC PATTERNS
A well-marked parking lot directs people safely around the parking area. Crosswalks, stop bars, loading-zone markings, and properly marked pickup areas for customers who are boarding vehicles; inform pedestrians where they should walk, when to give right-of-way to traffic, and what areas to avoid.
To help preserve or improve the flow of traffic on a parking lot, AZPW Maintenance Services Co., Inc. can either re-stripe or lay out new markings to fulfill the needs of your desired traffic patterns.
Above all, we will act with:
PARKING LOT STENCILS AND MARKINGS
We use Cal-Trans-specified parking lot stencils on all projects to avoid “ghosting.” Ghosting occurs when different striping contractors use two or three different stencils causing a shadowing effect. By utilizing Cal-Trans-specified stencils, property managers and facility directors can be assured their parking lots will show uniformity.
To avoid “ghosting” we recommend blacking out old parking lot stencils before repainting or sealing a parking lot. This process will cause a job to achieve a more aesthetic appearance over a longer period of time. Also, try to get your striping contractor to use the same stencil that is already in use on your parking lot. Chances are if they are a professional company they should have access to your stencils regardless if they are metric or standard by design.

HANDICAP STRIPING AND DISABLED PARKING LOT MARKINGS
Constant changes with A.D.A parking codes create difficulty for property managers and property owners to know which requirements are needed to bring their disabled parking lot striping and accessibility to current compliance. However, maintaining disabled, or handicapped, parking is very important for property owners and managers to avoid costly lawsuits. We can help you navigate through basic A.D.A parking lot striping compliance, including line painting, handicap sign installation, and truncated dome installations.
We possess the ability to stripe your handicapped stalls to code and install the proper handicap signs to pass inspection. We have acquired valuable experience and helpful tools to complete A.D.A projects in a timely manner. Whether you have a handicap striping or an A.D.A sign issue we can assist you with information or reference to get the answers you need.
A FEW STRIPING DESIGN CONSIDERATIONS
Maximize Space: A property owner wants to get the most cars possible into a parking lot in order to maintain cost-effectiveness. The right layout and striping can help meet this goal.
Traffic Flow: Customers want parking lots that allow them to enter, park, and exit quickly and safely. Attractive and properly placed parking stalls, arrows, and handicapped-reserve signs help to efficiently direct travelers.
Designated Parking: Before striping, it is important to consider whether a parking lot needs designated parking spaces for disabled persons, customers, employees, visitors, or other individuals.
THE APPLICATION PROCESS:
CONCRETE SURFACE PREPARATION
This can be used for cleaning existing dirty concrete, opening up concrete for paint or a sealer, or removing adhesives, etc. We also offer sweeping, brooming, polishing, and other supporting services.
Shotblasting is a service we offer to remove existing striping and prepare a concrete surface for painting. Small metal beads chip away paint or etch a concrete surface with a self-contained vacuum. This service is especially useful for warehouses, distribution facilities, and parking garages.
Similarly, sandblasting is used to remove existing striping or painted curbs. However, this process is more applicable to asphalt and outdoor parking lots. Unlike shot blasting, sandblasting is not a self-contained removal process and requires more attention to clean-up and safety. Despite these differences, shot blasting and sandblasting are both effective means to efficiently remove striping.
Prior to the application of traffic paint, the AZPW crews will clean all dust and debris to ensure proper bonding of the traffic paint. When new layouts are necessary, pavement markings are accurately measured and marked. On re-striping of existing lines, existing stripes are located and marked.
Pavement markings are placed using air spray equipment or a gravity striping machine which ensures uniform line width, clean edges, and proper paint coverage rates. AZPW Maintenance Services Co., Inc. is equipped with all the necessary equipment needed for the application of the different types of traffic paint.
